Full gut-and-rebuild of a 3+kk panel apartment in Bohnice (68 m²) reconfigured to 3+1: complete strip-out including the original prefab plastic wet core, new partition for a separate kitchen, new masonry wet core, all-new electrics, water and drainage, heating adjustments, bathroom, separate WC, bespoke kitchen, floors, tiling, paint, interior doors, and turnkey handover.

Bohnice panel apartment — full renovation from 3+kk to 3+1
Brief
68 m² 3+kk panel apartment in Bohnice — goal was a 3+1 layout with the kitchen separated from the living room. This was a full gut renovation: the original fit-out and the prefab plastic wet core (umakart) went out completely, leaving bare structure and risers. We rebuilt from scratch — new partitions for the new layout, a new masonry wet core, all-new services, finishes throughout, and a separate WC split from the bathroom.
Scope
- Full interior strip-out within the unit; protection of common areas; lawful waste removal
- Removal of the original prefab plastic-laminate wet core including its sanitary services; preparation for a new masonry build-up
- New 3+1 layout — partition wall to separate the kitchen, new door openings and frames, in line with the SVJ-approved changes and the structural rules of the panel building
- New masonry wet core (separate bathroom and separate WC) tied into the existing risers
- New electrical installation — apartment panel, circuits to design, full cabling, sockets, switches, kitchen, bathroom, lighting and appliance provisions
- New cold/hot water and drainage in the bathroom, WC and kitchen; pressure tests and compliance paperwork
- Heating distribution adjusted on affected runs; connection to the building risers
- Window replacement including sills and sealing
- Bathroom: waterproofing, tiling, sanitaryware, brassware, shower or bath, ventilation
- Separate WC with wall and floor tiling and sanitaryware
- Bespoke kitchen including appliances and water/drain/electrical hook-ups
- Floor levelling, build-ups, and final finishes in living rooms, hall and kitchen
- Plaster, skim, and full interior paint including ceilings
- New interior doors, frames, and ironmongery; light fittings, final clean, and handover
